Government Plans for Jurong Lake District and Jurong Innovation District to Benefit JCUBE Condo Residence

The Singapore government is bringing new homes, businesses, recreational facilities and amenities to Jurong Lake District (JLD) and Jurong Innovation District (JID) to further develop the area and benefit the JCube Residence condominium. Through the joint venture of CapitaLand and JTC, the JLD and JID will be transformed into a vibrant and sustainable district.

The JLD will be the largest regional centre in the western part of Singapore and the JID will be a hub for the advanced manufacturing industry, creating about 28,000 jobs. The government has also announced plans for a 6.8-hectare government land sales programme, which will include 1,760 private homes and 150,000 square metres of office space.

The JCube Residence condo will benefit from the many amenities and recreational facilities in the area, such as the Jurong East MRT interchange, Westgate and IMM Building. It will be connected to the JLD through J-Walk, a covered elevated pedestrian network, and eventually linked to the upcoming Jurong East Integrated Transport Hub, which boasts a bus interchange, public library, community club and sports centre.

In addition, the government has plans to build a new National Science Centre, a 35-hectare lakeside park, and a 5.4-hectare wetland park. The government is also developing the Jurong Lake Gardens, which will include an 80,000 sq m lake. The lake will feature a variety of nature-inspired attractions, such as a bird-watching tower and an interactive water play area.

The Jurong Lake District and Jurong Innovation District will further add to the appeal of the JCube Residence and boost home prices in the area, as well as have a spillover effect on the Bukit Batok and Clementi areas. Property analysts are expecting the new JCube residential project to have an average selling price of S$2,100 psf and upwards.

With the government’s plans to bring new homes, businesses, recreational facilities and amenities to the JLD and JID, the JCube Residence condo will benefit from the many amenities and recreational facilities in the area. The potential launches of new residential units in the area, including the 6.8-hectare white site, will help to alleviate pent-up demand for housing in Jurong and add to the appeal of the area.

The Singapore Government has announced plans to transform the Jurong Lake District (JLD) into a vibrant business and residential hub. This includes the Jurong Innovation District (JID) and the JCube Residence condo redevelopment. With the various projects being undertaken, residents and businesses in the area can look forward to improved infrastructure, amenities and recreational facilities that will benefit them.

The JID will be a new urban centre in Singapore that will be home to a cluster of research, innovation and technology companies, as well as start-ups and other businesses. The JLD will be the largest regional centre in Singapore, and will include spaces for retail, commercial, leisure and recreational activities. A new bus interchange, public library, community club and sports centre will be part of the master plan for the area. The JLD will also be connected to the Jurong JCube Condo East MRT interchange, Westgate and IMM Building via the J-Walk, a covered elevated pedestrian network.

The JCube Residence condo redevelopment also adds to the anticipation of potential residential launches in the vicinity. The 6.8-hectare mega white site on the confirmed list of the first-half of the 2023 Government Land Sales Programme will be sold to a master developer who will build up to 375,000 square metres in gross floor area, which includes 1,760 private homes, 150,000 square metres of office space and 75,000 square metres of complementary uses such as for retail, hotel or community.

The development of the JLD and the JCube Residence condo redevelopment is expected to alleviate pent-up demand for housing in Jurong, as there has been a lack of new condo launches in recent years. Property analysts are expecting the new JCube Residence to have an average selling price of S$2,100 psf and upwards, aligned with recent launch prices of the outside of central region developments. This will likely boost home prices in the resale market and possibly have a spillover effect on the Bukit Batok and Clementi areas.

With the government plans for the JLD and the JCube Residence condo redevelopment, residents and businesses in the area can look forward to improved infrastructure, amenities and recreational facilities that will benefit them. This will contribute to the transformation of the area into a vibrant business and residential hub.
